Layan occupies the northern end of the Bang Tao bay, where the beach road stops and the headland begins. That geography is most of the explanation for its pricing.
Finite land
The buildable slope is bounded by the national park to the north and the Laguna estate to the south. New villa plots are not being created, and the ones that exist were largely taken up over the last fifteen years.
Who it suits
Owners who want a west-facing outlook and quiet, and who accept driving five to ten minutes for dinner and daily shopping. Buyers who want to walk to restaurants are better served further south in Bang Tao.
